Completed in 2023, this 1,200-square-foot detached ADU was designed to provide a permanent home for the client's sister as she began a new chapter after getting married. Rather than treating the project as a secondary dwelling, we approached it as a full-sized home, creating an open-concept living, dining, and kitchen space filled with natural light, complemented by two bedrooms and thoughtfully designed interiors that feel warm, inviting, and timeless. Large multi-panel sliding doors blur the boundary between the indoor living area and the outdoor patio, while a simple white stucco exterior and clean rooflines create a modern yet understated architectural presence that fits comfortably within the existing neighborhood.

The project also presented a unique permitting challenge. The existing detached garage on the property contained several non-compliant conditions, leading to pushback during plan review with LADBS. Fortunately, California's recently adopted ADU legislation made it clear that pre-existing, non-conforming conditions elsewhere on a property cannot be used as grounds to deny or delay approval of a new accessory dwelling unit. By leveraging these protections and working closely with the City throughout plan check, we successfully navigated the approval process and delivered a home that demonstrates how thoughtful design, code expertise, and persistence can overcome even the most challenging entitlement obstacles. The completed ADU provides the family with a beautiful, independent residence while maximizing the value and long-term flexibility of the property.
