Designed under California's SB 9 legislation, this project transforms a larger than usual single-family parcel into a thoughtfully planned four-unit residential community while preserving the character of the existing neighborhood. The development consists of a front two-unit duplex paired with two detached ADUs at the rear of the property, creating four independent residences without the appearance of a traditional multifamily complex. The primary design objective was to ensure the street-facing buildings read as individual homes rather than attached units. Through careful massing, articulated roof forms, separated entry sequences, and residential-scale detailing, the duplex blends seamlessly into the surrounding streetscape, maintaining the rhythm and familiarity of neighboring single-family homes.

The rear of the site accommodates two detached ADUs, creating a balanced site plan that maximizes housing opportunities while preserving privacy and open space for each residence. Located within walking distance of a High-Quality Transit Corridor, the project qualifies for parking exemptions, allowing the site to prioritize landscaped areas, pedestrian circulation, and livable outdoor spaces over unnecessary pavement. The result is a sensitive infill development that demonstrates how higher-density housing can be successfully integrated into established neighborhoods—providing four high-quality homes while respecting the scale, appearance, and residential character of the community.
